Custom Passive Home Building Designers Sunshine Coast
Let H4 assist with your new passive home on the Sunshine Coast
Embark on your dream passive home on the Sunshine Coast
Designing homes on the Sunshine Coast that are built to last, built to breathe, and built around the way you actually live.
We’re a Sunshine Coast-based building design practice specialising in custom residential homes, Passivhaus design, and thoughtful architecture that fits the Queensland lifestyle. Whether you’re starting from scratch on a new block or ready to knock down and rebuild, we work with you from the first sketch through to final handover.
Custom Home Design on the Sunshine Coast
There’s no shortage of volume builders on the Sunshine Coast. What’s harder to find is a designer who will sit with you long enough to understand what you actually want and then have the technical skill to deliver it.
We design homes that are genuinely custom: shaped by your block, your budget, your family, and the way you move through a space. That might mean a north-facing living pavilion that captures breezes off the hinterland, a compact clever floor plan on a narrow lot in Bokarina, or a split-level home that works with a sloping Buderim block rather than against it.
Every project starts with listening. It ends with a home that feels like it could only have been built for you.
Passivhaus Design — Sunshine Coast & Southeast Queensland
Passivhaus is the gold standard of energy-efficient residential design. Homes built to the Passivhaus standard stay naturally cool in summer and warm in winter — not because of an oversized air conditioning system running flat-out, but because of how the building itself is designed.
On the Sunshine Coast, where the climate is genuinely beautiful but summers are intense, Passivhaus principles make real sense. We design homes with:
• Super insulated envelopes that keep the heat where you want it
• High-performance windows and doors that manage solar gain without blocking the view
• Airtight construction with controlled mechanical ventilation for fresh, filtered air
• Thermal bridge-free detailing that eliminates the weak spots most builders don’t think about
The result is a home that costs far less to run, stays comfortable without effort, and holds its value as energy costs continue to rise. We design to full Passivhaus certification standards or apply passive house principles selectively depending on your goals and budget.
Knockdown Rebuild — Sunshine Coast
Sometimes the best block already has a house on it, just not the right one.
A knockdown rebuild lets you keep the location you love while starting fresh with a home designed for the way you live now. We manage the full process: from navigating Sunshine Coast Council approval and demolition logistics through to completing a fully custom new home on your existing lot.
We’re experienced with infill sites, corner blocks, and properties close to the coastal overlay zones where there are additional planning considerations. If you’re wondering whether your block is worth rebuilding on, talk to us early a quick site assessment can save a lot of time later.
Narrow Lot Homes
A smaller frontage doesn’t mean a smaller life. Some of our most interesting projects have been on narrow lots where the constraints pushed the design somewhere genuinely surprising.
We design narrow lot homes on the Sunshine Coast and broader Southeast Queensland that feel generous with smart orientation, open planning, and the kind of spatial decisions that make 300m² feel like more than it is. We also understand the specific planning and siting requirements for narrow lots in Queensland, so there are no surprises once you get to council.
Dual Occupancy Design
Dual occupancy is one of the most practical tools available to homeowners on the Sunshine Coast, whether you’re housing extended family or creating a secondary dwelling that generates rental income.
We design dual occupancy homes that don’t feel like two compromised dwellings bolted together. Both residences get considered privacy, outlook, and their own sense of arrival. We work through the planning requirements with you from the outset so the design is viable before you’ve committed to it.
Split Level Homes
The Sunshine Coast hinterland and many of the older coastal suburbs have real topography, blocks that slope, that rise to views, that have levels worth working with rather than cutting and filling flat.
Split level homes let you follow the land rather than fight it. Done well, they also create natural separation between living zones, take advantage of changing outlooks across the levels, and often end up being architecturally richer than a flat slab ever could be. We’ve designed split level homes across Buderim, Maleny, Montville, and across the coastal strip where fall meets ocean frontage.
Why Work with a Local Sunshine Coast Building Designer?
Building on the Sunshine Coast isn’t the same as building in Brisbane or on the Gold Coast. The coastal overlay zones, the flood mapping, the specific Council requirements for secondary dwellings, the vegetation management overlays in the hinterland these things matter, and they’re different here.
We’re local. We know the planners, we know the terrain, and we know which design decisions will sail through approval, and which ones need a careful argument. That knowledge saves time and money, and it means your design is grounded in what’s actually achievable on your specific site not just what looks good on paper.
How We Work
1. Site & Brief
We start with your block and your brief. We’ll assess what the site is telling us, orientation, outlook, constraints and match that against what you’re trying to achieve.
2. Concept Design
This is where the ideas take shape. We’ll present design options that respond to the brief, with enough detail for you to genuinely understand what you’re choosing between.
3. Design Development
Once the concept is confirmed, we develop the design to a level of detail that captures the full scope: materials, detailing, spatial relationships, and any engineering coordination required.
4. Documentation & Approval
We prepare the full set of drawings and documents for building approval. We coordinate with structural engineers, energy assessors, and other consultants as required, and manage the approval submission on your behalf.
5. Construction
We can stay involved through construction reviewing shop drawings, conducting site inspections, and making sure the build matches the intent of the design.
